Maintenance Technician – HVAC

Description of Job

Edgewood College is seeking a full-time Maintenance Technician – HVAC. The incumbent reports directly to the Maintenance Manager. Duties may include varied aspects of building maintenance but primary emphasis is on maintenance and performance management of commercial HVAC systems. This position is designed for a technician who can work both as a team member and independently without direct supervision in order to improve the overall maintenance and energy efficiency of complex and varied heating, cooling, and ventilation systems in multiple buildings. HVAC systems consist of hundreds of electrical, electronic, and mechanical parts. Depending upon the day, the HVAC technician may be maintaining a system, diagnosing and repairing problems, or installing and replacing components or entire systems. Strong customer service skills are essential. Successful candidates will have a good work ethic, possess good attitude and initiative and the desire to continually improve process and performance in the Facilities Operations Department.

Responsibilities

Primary technician in charge of all aspects of effective and efficient operation of campus HVAC systems including boilers, chillers, air handlers, cooling towers, condensers, rooftop units, furnaces and heat pumps.

  • Maintain inventory (vehicles, tools, equipment) of all HVAC equipment for the purpose of ensuring availability in safe operating condition.
  • Diagnoses causes of problems and/or failures in heating/air conditioning systems for the purpose of identifying equipment and/or systems repair and/or replacement needs. Determine when maintenance and repairs can be made in-house and when the services of heating and cooling contractors are needed for daily, weekly, monthly, and annual preventative maintenance and non-scheduled repairs of HVAC equipment. (Coil cleaning, boiler blow down, change filters, periodic calibration of controls, removal and replacement of heat pump units, balancing, re-commissioning, etc.)
  • Maintain log of preventative and responsive maintenance of all campus HVAC equipment. Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations.
  • Timely entry and detailed completion of work orders using a computerized work order system.
  • Determine, implement and execute a preventative maintenance checklist for each campus HVAC system. Performs routine and preventive maintenance as needed for the purpose of ensuring the ongoing functioning of HVAC systems.
  • Oversight of HVAC contractors when necessary.
  • Daily monitoring of building control and automation systems, both digital and pneumatic.
  • Daily monitoring of fume hoods to ensure proper operation and efficiency.
  • Responsible for monitoring energy usage in HVAC systems on campus and making recommendations for increased efficiency.
  • Responsible for short range and long-range planning of HVAC and building automation system replacement for budgetary reasons. Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair.
  • Act as the department liaison in regards to energy conservation and sustainability.

Perform duties of preventative and responsive maintenance on equipment and building systems. This could include one or more of the following areas depending upon talent and expertise:

  • Inspecting appliances and responding to calls on maintenance of appliances
  • Painting/drywall projects
  • Plumbing repairs
  • Major or minor electrical work
  • Carpentry
  • Locksmith and key work
  • Structural repairs
  • Roofing repairs
  • Small motor repair
  • Lighting, ballast, and occupancy sensor installation and repair
  • Elevator and fire control panel maintenance

Depending upon areas of expertise, providing training and oversight to other maintenance technicians or student workers at the request of the Maintenance Manager.

  • Training and oversight of student workers, particularly during the summer.
  • Mentoring other technicians as directed by the Assistant Director of Facilities Operations in the area(s) of expertise.
  • Inspecting the work of student workers, other technicians and/or contracted labor when assigned and directing corrective measures to ensure satisfactory performance.
  • Reporting all hazards, defects, deterioration and wear and tear of the facilities to Director of Facilities and the Director of Environmental and Occupational Health and Safety when necessary.
  • Ensuring that the rules and regulations of the College, policies and procedures of the Facilities Operations Department, and all safety regulations, are known and observed by staff.

Other assignments:

  • Performing other routine work of the Facilities Department as assigned by the Manager of Building and Mechanical Services or the Director.
  • Required to be in an on-call rotation as-well as backup to other maintenance staff.

Job Qualifications

Necessary Education or Work Experience

  • Successful completion of a trade school HVAC program and a minimum of five (5) years of experience in the HVAC field

Required Knowledge and Skills

  • Possession of a valid driver’s license
  • Working knowledge of building control systems such as Tracer Summit or RC studios.
  • Working knowledge of HVAC systems.
  • Computer literacy including some proficiency with Microsoft Excel and Word; ability to learn other software quickly.
  • Ability to effectively communicate verbally and in writing and to take instructions from either.
  • Ability to express ideas effectively.
  • Ability to work effectively with other members of the department, and meet the public well. Present a professional, positive and helpful attitude at all times when interacting with customers and co-workers.  Exhibits an understanding of Human Relations and functions as a “team player.”
  • Ability to maintain continuous, concentrated mental and visual effort to plan and perform complex work as well as heavy physical exertion.
  • Ability to be on call for urgent or emergency situations on a rotating basis.
  • Bilingual in English/Spanish is a plus
  • Ability to respond respectfully and effectively to people of all cultures in a manner that affirms the worth and preserves the dignity of individuals, families, and communities
